How do I organise an inspection?

Simply search our available properties online. To book an inspection direct from the internet listing just click on the inspection link and follow the prompts. Choose a time that suits you from the menu. If no suitable times are available just provide us your contact details along with your best suited time and we will contact you to confirm.

Can I apply online?

Absolutely. Just follow the application form link available and complete all required details. Note: we will need to sight originals of your 100 points of ID and proof of income. Please also be aware that we require tenants to have carried out an inspection of the property they are applying for.
If for some reason you are unable to inspect please contact us directly to discuss a solution.

Can I have pets?

Many of our properties are pet friendly. We can work to find a property that suits you and your pets needs.

How do I pay the rent?

At sign up you will be provided with payment details. Smart Rentals prefers to receive rental payments in advance paid by Direct Debit either weekly, fortnightly or monthly. We do not accept cash rental payments.

How do you handle maintenance requests?

We’re here to help. While we are very proactive in handling maintenance, we do need you to log all items with us in writing and we make it as easy as possible for you to do this. At sign up you will be provided with access to our maintenance app so you can report maintenance issues right from your smart phone or alternately via our web link or email. Who handles problems after hours?

We’re generally available on call and will attend to emergencies, however as per Queensland legislation – where emergency repairs are required our tenants are authorised to make contact with trade contractors direct if required. Tenants – please note that if the call out is found to not be an emergency situation you may be liable for the cost. The RTA defines a specific list of what can be regarded as an emergency

How often will you inspect the property and what do you look for?

We will conduct a routine inspection at the property approximately every 3 – 4 months. The main purpose is to provide a report to the owner that you are maintaining the property well and also to check for any repairs or maintenance that is needed.

The inspection involves taking photos of the property in order to report to our owners. We avoid taking photos of tenant possessions.
